Sheetz Plans Go to Planning Commission

sheetz.fwSheetz representatives will go before Walkresville’s Planning Commission on Tuesday, July 26, 2016. The Planning Commission agenda includes a review of site improvements and an addition plat. Sheetz purchased land behind their existing store on Woodsboro Pike. The Planning Commission previously reviewed plans to build a new store with a drive-thru, car wash, and new pumps on their property. Sheets seeks approval for these site improvements. 

Plans for a new road, Richard Winn Lane, to be built on part of the property created new lots and changes for Sheetz’s development plans. Richard Winn Lane connects Stauffer Court and Fountain Rock Road. Town Planners hope to close or limit access to Fountain Rock Road from Woodsboro Pike by eliminating left turns across traffic on Woodsboro Pike.

Walkersville required Century Center, LLC to build Richard Winn Lane as part of an annexation agreement. Century Center owned more than 180 acres of land zoned industrial along the Monocacy River on Retreat Road. That property recently changed ownership to NV Properties LLC. The annexation agreement required the property owner to build Richard Winn Lane before Fall of 2017. Town officials recently met with all property owners to discuss the timing and funding of improvements to Stauffer Court and build of Richard Winn Lane. No further details were provided about the meeting.

Sheetz previously discussed an office building and truck parking on the remaining property bisected by Richard Winn Lane.  Trucks regularly park on the existing Sheetz parking lot for drivers’ shift changes and cleaning of the trucks. Original Sheetz planned to use the purchased lot for truck parking. Sheetz demolished the house and existing buildings on that lot.

Sheetz remodeled their Walkersville store once before. An employee, Anthony Everly, set fire to the store in October of 2001. The significant damaged required an entire rebuild of the interior. After the fire, the gas station continued to operate with a trailer on site.

The existing store and gas station will remain open during this expansion. Sheetz plans to build an entirely new building behind the existing store. Once that store opens, they will demolish the old building. New gas pumps and tanks will be installed before the old pumps and tanks are removed.
